Should we update our covenants?

Our covenants were written in 2004, while West Ridge was still being built, and have never been amended since the Homeowners Association took over from the developer. A rewrite committee has drafted updates that remove the developer's language and bring certain rules in line with the neighborhood today.

What we are asking you to decide now

Should the Association spend an estimated $2,000-$4,000 from savings to have an attorney review the proposed changes?

Why ask first 55 of 73 Yes votes needed to pass the covenants, a very high bar.
What would change if adopted
Trash totes Up to two lidded totes may stay outside if they are out of view.
Parking Off-street parking stays required. Boats, RVs and oversized trucks need an enclosed garage.
ADUs Already not allowed. The amendment says so plainly.
Plan approval No automatic approval after 15 days. An unanswered request stays unapproved.
Fines The Board could fine owners who leave a violation unfixed after two notices.
Dues ceiling The Board's limit rises from $200 to $300. Dues stay at $200.
Your dues are not going up. Dues stay at $200, and there is no plan to raise them in the coming years.
